This one needs a lot of work - we do not need a mandated 5 people on the committee. This was originally written because there was a lot of new housing going up.

This one needs a lot of work - we do not need a mandated 5 people on the committee. This was originally written because there was a lot of new housing going up. "When fifty (50%) percent of the lots have been sold, the then record owners of a majority of the lots shall have the power, through a duly recorded instrument, and acting through Timberlane Improvement Association to change the membership of the Commission. Thereafter, all rights of Timberlane Inc in the Architectural Commission shall become vested in Timberlane Improvement Association." So, when Timberlane Improvement Association was established the Architectural Commission became part of TIA. Do we need a commission? TEIA refers to Architectural as a committee. I think we can get rid of the "commission" and make it a committee. Last year we combined Architectural & Code Enforcement by board vote. Did we need a 50% vote to change the purpose of the Architectural Commission/Committee? Change: Architectural/Code Enforcement Committee with at least 1 member. Chairperson to determine the number of committee members. History: For many years the Architectural Commission/Committee had only (1) member, Roy Gattuso. So, we have been in violation for years. Code Enforcement committee had (1) north & (1) south member. Perhaps Edmond can advise us on this one.

I agree Tina with Unit 2's description: "Architectural Control Commission of Timberlane Improvement Association. All plans and specifications in connection with homes to be built must be submitted and approved by the Architectural Control Commission of Timberlane Improvement Association presently in existence and in accordance with their rules and regulations." I am assuming this eliminates all references to Timberlane Inc; $25.00 architect/consultant fee; and mandatory (5) member commission as stated in the 1959 document when 50% of lots were sold and thru a "duly recorded instrument" all rights were transferred to TIA now TEIA. May want to double check with Edmond.

In the 1959 document, required (5) commissioners & a fee $25 could be charged. In the Unit 2 document there is no mention of (5) commissioners or $25 fee.
