The board voted not to participate in COG short term rental program. Do we need to write a new covenant/restriction addressing short term rental and long term rentals?

The board voted not to participate in COG short term rental program. Do we need to write a new covenant/restriction addressing short term rental and long term rentals? This is a fluid situation. Writing in the covenants means a change of covenants if neighborhood mandates one way or another. If someone rents their home for four months - is that short term?

COG definition of a short term rental "which is occupied or intended or designed for occupancy by transients for dwelling, lodging or sleeping purposes for up to 30 days."

Just for the sake of argument - say they give the owner of the home a lease for 31 days - and just stay for Mardi Gras week? It is a work around.

My post was to start conversation on the short term rentals. We need more research, discussion & legal advise before a new restriction is created.
