This is the section which forbids doctor's offices etc.. "for residential use only."
Do we need to clean this up considering the number of residents who have home offices and work from their residence, but have no customers etc.. coming? The intent was to restrict outside traffic. Or would clarification open doors we don't want to open?

Section 1 B - which requires approval of the architectural committee and Jefferson Parish needs some minimum clean up as far as Gretna not Jefferson Parish and TEIA not TIA.

Section III - Minimum Front, Side and Rear Yards It talks about allowing attached carports and servant's quarters to be counted in the minimum square footage 25 feet from street. Maybe we should remove the servant's quarters?

Section IV Vehicles This one gets tricky. I would say of course we continue that the residents' cars should be parked off the street. However, do we want to simply default to Gretna Code Enforcement on the advertisement part of the section? Or do we leave it and actually enforce it?

Section V - Garbage receptacles. Obviously the underground garbage should be stricken. However, should we add in that garbage cans should not be visible from the streets except from 5 pm Monday through 5 pm Tues and 5 pm Thurs to 5 pm Friday or as per Gretna? There are a lot of homes with the garbage cans just sitting at the top of the driveways and it does detract. Ours did too when I moved in. I made Woody put up just a little fence on the side of the garage to hide them until garbage day. Or is this a nothing and we should just kill the whole thing and add nothing. I will also add that it is getting ridiculous as far as people putting out Tuesday pickup trash on Sundays and Friday pickup on Wednesday nights or Thurs am.

We can define commercial use which would clarify that home offices are acceptable as long as there are no employees or customers.

I would agree on leaving the Land Use and Building type as is. Edmond may want use current legal language in describing professional men or commercial use.

Re-subdividing on any property must go thru the COG for approval. Do we want to require notification of an application to COG or approval by the Architectural committee? Section III Minimum Front, Side and Rear Yards. Must be approved by Architectural Committee for construction & appearance. Should we restrict material.

The Timberlane urban myth, vehicles cannot park on the street overnight. This section states "Passenger vehicles, owned by the resident, shall be stored on the resident's ground and not on the street." Which means 24/7 and not just overnight. I agree with this statement however residents do park their cars on the street for construction, deliveries, parties, etc., during the day and occasionally at night. Keeping the streets open for emergency vehicles is my concern. Should we look at parking on one side of the street from 6 a.m. to midnight? This would require signs on all streets. Should this be in the covenants? Enforcement options? Commercial vehicles bearing advertisements? My concern is over-sized vehicles: buses, RV's, tractor trailer, panel trucks. I am okay with boats if the boat can be parked so it is behind the house front. This is a tough one as each lot/house is different. I will need to review COG code. Good Morning, After sleeping on this one, I think we should leave this as is. COG ordinances are for parking on public roadways/streets and not private property. The question of parking over-size vehicles: buses, watercrafts, trailers, vehicles with more than two axles, and recreational vehicles on private property requires more research and discussion with the residents, in my opinion, before changing the covenant.

If we use apartment, are we opening up rental of the apartment to non-family members or specify apartment for family members and caretakers of the family (nannies & nurses)?

Agree to eliminated underground garbage receptacle. Personally, I would like the garbage cans behind the front of house and enforce COG rules on placing garbage out and removal of cans after the garbage is picked up. TEIA code enforcement would need to talk with the resident before calling COG Code to have the resident cited when placing garbage out too early or leaving cans out for days on end.
