Minimum sizes of residences - some say 1500 and on up - where do we want to be? And should we add in that there is no on street parking for residents cars during evening hours so they will need a carport, garage or some other non nuisance means to park on their property?

First, Section VIII - GRADE of Sites. NO CHANGE as there are state, parish & city laws in place for grading property so it does not affect an adjacent property. Section IX - Required Sizes of Residences. Section 1: The minimum size single-story residence shall contain no less than fifteen hundred (1500 )square feet in its main building. There maybe a problem with making the minimum square footage 2500. Are the lots in Section 1 large enough to build a 2500 sq. foot home without building a two story home? I think we should leave the minimum sq. footage as it is for each section. It is the minimum and not the maximum so anyone with enough money to tear down an existing home would probably build a larger home. Section 3 minimum is 2000 sq. ft. If building a two-story home the ground floor must be 1200 sq. ft. If we change the minimum sq. ft., then we need to add a grandfather clause so residents with 1500 or 2000 sq. ft. do not have to enlarge their homes to meet the new sq. ft. requirements.

However, at several times there has been discussion of garden homes on the TCC property. Some of the lots are bigger and some smaller depending on where and when. The stir in that there are few lots available to build a house and the requirement for off street parking. So basically this leaves anyone whose house burns down or someone whose house is beyond the pale and they want to tear down and start over - how can we hold them to a standard which may not fit with the part of the neighborhood in which they live?

All current homes would be grandfathered in no matter the minimum sq. ft. Why 2500, why not 1500 or 2000. Perfect example is the new house on Marlene. The lot is 75' wide x 100' deep. As a matter of fact, most lots on Marlene backing up to Bellmeade are 75'wide x 100' deep. My lot on Fairfield is 100' x 120' which would accommodate a larger home with a garage. I agree with Ronda, "how can we hold them to a standard which may not fit with the part of the neighborhood in which they live?"
